Arizona Monsoon & Flood Insurance

Standard homeowners insurance does not cover flash flood damage. Maricopa County sees over 100 flash flood events per year during monsoon season. We help Phoenix homeowners close the flood coverage gap before the next storm.

Why this coverage matters

The Phoenix monsoon insurance gap

Flash flooding: The most common uninsured loss in Phoenix

Flash flooding is the most common cause of uninsured property damage in the Phoenix metro. Maricopa County sees over 100 flash flood events per year during monsoon season. Standard homeowners policies explicitly exclude flood damage. Many Phoenix homeowners discover this gap only after a monsoon event when their claim for water intrusion is denied. The 30-day NFIP waiting period means you cannot purchase flood insurance the day before a storm.

Haboobs: Wind damage vs. flood damage

Haboobs (dust storms) are a unique Arizona weather phenomenon — walls of dust that can reduce visibility to zero and cause significant property damage. Wind-driven damage from haboobs is covered under the wind coverage in a standard homeowners policy. However, if a haboob is followed by rain that causes water intrusion through wind-damaged areas, the flood portion is not covered. Understanding the distinction between wind damage and flood damage is critical for Arizona homeowners.

Washes and arroyos: The hidden flood risk

Phoenix has an extensive network of washes — dry riverbeds that carry water during rain events. Properties near washes face elevated flash flood risk during monsoon season, even if they are not in a designated FEMA flood zone. The Salt River, Gila River, and dozens of smaller washes throughout Maricopa County can carry significant water volumes during intense monsoon storms. If your property is near a wash, flood insurance is strongly recommended.

NFIP vs. private flood insurance: Which is right for Phoenix homeowners?

The NFIP provides flood insurance for properties in participating communities. NFIP policies cover up to $250,000 for the structure and $100,000 for contents. Coverage is at actual cash value for contents and replacement cost for the structure (with some limitations). There is a 30-day waiting period before coverage takes effect.

Private flood insurance often provides broader coverage — higher limits, replacement cost for contents, loss of use coverage, and faster claims. For properties outside designated flood zones, private flood is often more affordable than NFIP. We compare both options for every client and recommend whichever provides better coverage at a better price.

What flood insurance covers and what it does not

Flood insurance covers direct physical damage to your structure and contents from flooding — water that enters from outside the structure due to surface flooding, overflow of a body of water, or mudflow. It does not cover damage from sewer backup, sump pump failure, or water that enters through a roof or window (those are covered under your homeowners policy).

Flood insurance also does not cover loss of use — the cost of living elsewhere while your home is being repaired. Some private flood policies include loss of use coverage; NFIP policies do not. We review coverage provisions on every flood policy we write.

The 30-day waiting period: Why you cannot wait until monsoon season

NFIP policies have a 30-day waiting period before coverage takes effect. This means you cannot purchase flood insurance the day before a monsoon storm and expect to be covered. Private flood policies typically have shorter waiting periods — some as short as 10 days.

We recommend purchasing flood insurance before monsoon season begins in June. If you are purchasing a home near a wash or in a low-lying area, we recommend purchasing flood insurance at closing rather than waiting.
