Why this market is different

The Colorado wildfire insurance landscape

The Marshall Fire changed everything

The December 2021 Marshall Fire in Boulder County destroyed nearly 1,100 homes and caused over $2 billion in insured losses — the most destructive wildfire in Colorado history. It accelerated carrier retreat from WUI zones statewide. Several major admitted carriers have since tightened or eliminated their appetite for properties in Black Forest, Broadmoor, Cheyenne Mountain, Woodland Park, and other elevated-risk zip codes.

Non-renewals: The 45-day window

Colorado law requires insurers to provide 45 days notice before non-renewing a homeowners policy. That window closes fast. If you receive a non-renewal notice, call us immediately — we can usually find replacement coverage before your current policy expires. Waiting until after your policy lapses significantly limits your options and may result in a coverage gap that affects your mortgage.

FAIR Plan vs. admitted market vs. surplus lines

The Colorado FAIR Plan is a last resort — it provides basic fire coverage at higher premiums with more limited coverage than market alternatives. Before turning to the FAIR Plan, we exhaust admitted market options and surplus lines markets. In most cases, we find better coverage at a better price. Surplus lines carriers are not bound by the same rate and form restrictions as admitted carriers, which gives them more flexibility to write difficult risks.

High-risk zip codes in El Paso County

Black Forest (80908) faces the most restricted admitted market in El Paso County. The 2013 Black Forest Fire destroyed over 500 homes and remains the most destructive wildfire in Colorado history by structures lost. Several admitted carriers have since eliminated their appetite for this zip code entirely.

Broadmoor and Cheyenne Mountain (80906), Woodland Park (80863), and Manitou Springs (80829) also face elevated non-renewal pressure. We know which carriers are actively writing each of these zip codes and which surplus lines markets are available for properties that have been declined elsewhere.

Defensible space and mitigation: What actually helps

Some carriers offer premium credits for documented defensible space — cleared vegetation within 30 feet of the structure, reduced fuel loads in the 30–100 foot zone, and ember-resistant construction features. The discount varies by carrier and is not universal, but it can be meaningful.

More importantly, defensible space documentation can be the difference between a carrier writing your property and declining it. We help clients document their mitigation efforts in a format that carriers find credible and actionable.

Replacement cost coverage in wildfire zones

After a wildfire, construction costs in affected areas spike dramatically due to demand surge, debris removal requirements, and specialized rebuild needs. Many Colorado homeowners discovered after the Marshall Fire that their dwelling coverage was insufficient to rebuild — not because they were underinsured at policy inception, but because construction costs had increased 35–45% since their last coverage review.

We run a replacement cost analysis on every homeowners policy we write and flag underinsurance before it becomes a problem at claim time. In wildfire-prone areas, we also recommend extended replacement cost endorsements that provide an additional 25–50% above your Coverage A limit.
